We took every one of the 1,425 projects on UP-RERA's register across Gautam Buddh Nagar (Noida and Greater Noida) and Ghaziabad, and compared each one's declared completion date — the date the developer itself filed with the regulator — against the calendar. 1,008 of them, 70.7%, are already past that date. Not our deadline. Theirs.

What "past its declared deadline" means — and what it doesn't

Every RERA-registered project commits to a completion date at registration. We flag whether that date has passed. It is a fact from the public record, not a verdict: a project past its date may have finished late, or may still be under construction. UP-RERA gates the live construction-progress data behind a login, so the declared timeline is the honest, fully-public signal — and on this measure, the Noida region's record is stark.

By district

District Registered Past deadline Share
Noida & Greater Noida95767771%
Ghaziabad46833171%

Noida & Greater Noida carries the higher share at 71% past their declared date — the legacy of a building boom whose timelines the market never caught up to.

The builders with the most projects past deadline

Volume matters here — a developer with many registrations carries many timelines. These are the names with the most projects already past their declared completion date (minimum eight registered projects in the region):

Developer Registered Past deadline Share
Jaiprakash Associates Limited3838100%
Supertech3535100%
Ansal312684%
Ghaziabad Development Authority2525100%
Uppal Chadha Hi-Tech292483%

Ajnara India Limited1313100%
Jaypee Infratech Limited171165%

A high count isn't automatically damning — a large, long-running developer will have more lapsed dates than a boutique one — but it is exactly the list a buyer should read before signing, and exactly what the public register makes checkable.

You can check any single project yourself on our Noida project-timeline tool — declared completion date, whether it has passed, and the builder's full record.
