A glossy brochure will tell you a Bangalore project is "nearing completion." It will not tell you it's 30% built. The difference can be years of your life and lakhs in rent. But you don't have to take the sales team's word: under RERA, every developer files an actual construction percentage each quarter. We read those filings for 1087 Bangalore projects — here's how built the city really is.

How we measure. Every figure is the developer's own RERA quarterly filing — the construction % they report, and units booked against total units. We take each project's latest filing and group projects to the parent developer brand. No estimates, no brochures — just what the builder told the regulator.

260 projects are under a quarter built — and many of them are selling hard. Only 181 are actually finished. The middle is where most buyers are: a project that's 60% built can still be two years from your keys.

The number that actually matters: is it moving?

How built a project is matters less than whether it's progressing. Because RERA filings are quarterly, we can watch the percentage move. Of the 528 still-under-construction projects we can track across quarters, 223 (42%) reported essentially no construction progress in the latest quarter — the percentage barely budged.

One flat quarter isn't proof a project is dead — monsoons, approvals and funding gaps all cause genuine pauses. But if you're paying for a home, a project that isn't moving is the single most important thing to know, and it's the thing a sales gallery will never volunteer. We track this every quarter, so the signal sharpens as the record grows.

How far along the big builders actually are

Average reported construction across each developer's projects, alongside how much of their inventory is booked. Both numbers are from the developers' own RERA filings:

Selling faster than they're building

Before you pay a booking amount on an under-construction Bangalore flat, look up the specific project's latest RERA quarterly filing: the construction percentage it reports, and how it has moved over the last few quarters. A project that's been stuck at the same percentage for a year is telling you something its sales gallery never will.
